We understand that embarking on a project can be both exciting and overwhelming. That’s why our initial consultation is typically free, and we offer fixed fees for each stage of work, giving you peace of mind that costs won’t increase unexpectedly.

The Drawing Room Work Stages
1. Meet
  • Initial discussions to understand your requirements and goals.
  • Visiting your home or site to discuss your lifestyle and the building you wish to create.
2. Develop the project brief
  • Creating a detailed brief , agreeing the budget and design concept.
  • Agreeing fees to proceed with the project.
  • Conducting a measured scan of your property or site and creating survey drawings.
3. Create initial design ideas
  • Developing concept designs and exploring options that meet your brief.
  • Presenting concept floor plans and 3D images of key areas.
4. Refine the design
  • Developing the design following your feedback.

4a. Planning application

  • Coordinating with consultants and producing planning drawings and a 3D model for your approval.
  • Submitting a formal planning application with supporting documents.
5. Drawings & Plans

5a. Building Control

  • Preparing building regulation-level drawings and specifications to obtain a building licence, allowing construction to commence.

5b. Construction Plans

  • Developing detailed construction plans, specifications, and schedules to enable contractors to accurately price for the works.
  • Coordinating or designing interior architecture, including kitchens, bathrooms, fixtures, fittings, and finishes.
6. Tendering and construction
  • Contacting contractors to tender for the works and analysing and negotiating the tenders received.
  • Preparing and administering the construction contract and providing design support throughout the build.
7. Completion!
  • Conducting final inspections, completing outstanding work, and handing over the project to the client.
  • Ensuring the building is occupied and operational, resulting in a very happy client!
