Rachel and Tom have extensive experience working on bespoke new houses, low energy houses (Passivhaus), extensions, refurbishments, loft conversions, Protected Buildings, multi-residential schemes, leisure facilities, restaurants and bars.

A typical architectural service could include all or parts of the following:

Development of the brief – working with our clients in order to fully understand their requirements and translate these into a clear concept to inform all later stages.

Feasibility studies – analysing the existing buildings or site, and proposing and reviewing options for development.

Measured building and land surveys – measuring the existing land and buildings is a key stage to understand the context of the building and its surroundings.

Design an inspiring building or interior for client feedback – we will usually provide various options at the start of a project.

Planning applications & applications for Protected Buildings – developing designs, preparing drawings, design and access statements, sustainability statements, commissioning and collating additional specialist reports and supporting documentation and making applications to the Planning Department.

Building control drawings and specifications – preparing drawings, specifications and reports and making applications to Building Control for a building license.

Construction drawings and specifications – preparing full construction documentation including coordination with other consultants, such as Structural Engineer’s, M&E Engineer and other specialists.

Tender package – producing and collating fully comprehensive and detailed set of construction information and schedules/specifications in enough detail to obtain fixed prices for the work from building contractors. Sometimes we’ll recommend to work together with a Quantity Surveyor for this stage.

Contract administration & site inspection – acting as contract administrator under a traditional building contract and inspecting works on site to ensure compliance with drawings and specifications through to completion of works on site or operating under a design and build or construction management form of contract.
